Senior Quantity Surveyor

Location: Kilkenny, Ireland
Salary: up to €90,000 + Benefits

Are you an experienced Quantity Surveyor looking for the opportunity to take ownership of major construction projects and play a key role in their commercial success?

We are working with an established and successful construction business seeking a Senior Quantity Surveyor to join its commercial team. Operating across structural steelwork, roofing, cladding and associated construction packages, the business delivers projects across a range of industrial, commercial and infrastructure sectors.

This is an excellent opportunity for a commercially driven professional who enjoys working independently, influencing project performance and taking responsibility from contract award through to final account.

The Role

As Senior Quantity Surveyor, you will take ownership of the commercial management of allocated projects, ensuring effective cost control, profitability and contractual compliance throughout their lifecycle.

Your responsibilities will include:

  • Managing the commercial aspects of projects from contract award through to completion and final account.

  • Preparing tender documentation, cost estimates, measurements and valuations.

  • Establishing project budgets, forecasts and cash flow projections.

  • Producing monthly Cost Value Reconciliations (CVRs) and commercial reports.

  • Preparing and submitting interim valuations and payment applications.

  • Managing variations, contractual notices, claims and final account negotiations.

  • Leading procurement activities, reviewing subcontractor quotations and negotiating supplier agreements.

  • Monitoring labour, plant, materials, craneage and subcontractor costs.

  • Identifying commercial risks, cost-saving opportunities and potential improvements to project profitability.

  • Working closely with Project Managers, Site Managers and operational teams to ensure effective commercial performance.

  • Attending site meetings, commercial reviews and design team meetings.

  • Supporting junior Quantity Surveyors and contributing to the development of commercial processes and reporting systems.

The role will involve a combination of office, home and site-based working, with regular travel to projects throughout Ireland.

About You

You will be an experienced Quantity Surveyor with a strong commercial background and the confidence to manage projects independently.

Ideally, you will have:

  • A recognised qualification in Quantity Surveying, Construction Economics or a related discipline.

  • At least 10 years' experience within a main contractor environment, or 7+ years' experience specifically within structural steelwork.

  • Proven experience managing projects commercially from start to final account.

  • Strong knowledge of cost control, forecasting, CVRs and cash flow management.

  • Experience negotiating variations, valuations, subcontract agreements and final accounts.

  • The ability to interpret technical drawings, specifications and tender documentation.

  • Excellent commercial awareness and negotiation skills.

  • Strong IT skills, particularly Microsoft Excel and relevant commercial software.

  • Excellent organisational, communication and relationship-building abilities.

  • A full, valid driving licence and willingness to travel throughout Ireland.

Experience within structural steelwork, roofing, cladding, metal decking or associated building envelope packages would be highly advantageous.

The Opportunity

This is an opportunity to join an established construction business where you will have genuine responsibility and the freedom to manage your own projects.

You will work closely with senior commercial leadership and operational teams, playing an important role in protecting profitability, improving commercial performance and contributing to the continued success of the business.

What's on Offer?

  • Salary of up to €90,000.

  • Additional company benefits package.

  • Full-time, permanent position.

  • Flexibility between office, home and project locations.

  • Significant responsibility and ownership of projects.

  • Opportunity to contribute to commercial strategy and process improvements.

If you are an experienced Quantity Surveyor looking for your next challenge and want to take ownership of commercially important projects, we would be keen to hear from you.
