Senior Quantity Surveyor

Hybrid steel and timber is changing how buildings are designed, made and erected. This role puts commercial control at the centre of that shift, so better design choices also mean tighter cost, shorter programmes and lower carbon. You will turn concept intent into priced, buildable packages and protect margin from first enquiry to final account.

Performance Objectives

  • Lead commercial delivery of design-and-build hybrid and steel packages, holding forecast margin from tender through completion.
  • Produce clear cost plans and measured estimates for steel, CLT, glulam and timber cassette systems that clients can decide on quickly.
  • Price and agree variations within agreed timescales so design change does not erode cash or programme.
  • Run monthly cost, value and risk reports that flag exposure early and give project leaders a single commercial picture.
  • Negotiate subcontract and supply agreements that lock scope, quality and lead times to the fabrication and erection sequence.
  • Close final accounts with a full, auditable record and minimal disputed items.
  • Coach project teams to raise commercial issues early and resolve them without slowing manufacture or site.

Environment & Resources

You will sit with designers, detailers, project managers and the contracts team, with a direct line to the commercial lead. Work spans enquiry, design development, in-house fabrication and site, using drawings, models, material lists and standard contract forms. You will have authority to challenge scope and recommend costed alternatives before commitments are made.

Essential Qualifications

  • Proven quantity surveying on structural steel or hybrid timber-steel design-and-build projects.
  • Confident measurement, estimating and final accounting for fabricated packages, not only traditional building work.
  • Working knowledge of JCT and NEC commercial mechanisms, including change, valuation and delay cost.
  • Ability to read engineering and architectural information and turn it into priced, buildable scope.
  • Clear written reporting and calm negotiation with clients, designers, suppliers and site teams.
  • Right to work in the UK and willingness to work flexibly around project peaks.

Role Selling Points

  • Commercial influence from concept to completion, not a late-stage measuring brief.
  • Direct access to design, detailing and a modern manufacturing facility.
  • Work on hybrid structures that cut cost, time and carbon in live schemes.
  • Room to shape how an early-stage specialist prices and delivers new methods.
  • A team culture built on respect, professionalism, excellence and practical creativity.

Call to Action

If you can hold margin on complex fabricated work and explain the commercial choice in plain terms, apply with your CV and a short note on one package you led from price to final account. We welcome applicants who need adjustments and will support a fair process.
