Senior Quantity Surveyor

Location: Dublin
Salary: Competitive, dependent on experience
Contract: Permanent, Full-Time

Take Commercial Ownership of Projects from Start to Finish

Are you an experienced Quantity Surveyor with a strong background in structural steelwork or specialist construction?

Are you confident managing subcontractors, negotiating variations and protecting commercial returns throughout the project lifecycle?

We're working with an established construction business looking to strengthen its commercial team with an experienced Senior Quantity Surveyor. This is an opportunity to take ownership of the commercial aspects of projects, from cost planning and procurement through to payment applications and final account settlement.

Working closely with project and site teams, you'll play a key role in controlling costs, managing contractual obligations and ensuring projects are delivered with strong commercial discipline.

What You'll Be Doing

As Senior Quantity Surveyor, you'll oversee project commercial activities, maintaining financial control while building effective relationships with clients, subcontractors and suppliers.

Your responsibilities will include:

  • Managing subcontractor procurement, including preparing work packages, negotiating terms and agreeing final accounts.

  • Preparing labour and equipment allocation schedules to support site activities and project cost control.

  • Reviewing construction drawings and identifying changes or discrepancies against tender information.

  • Assessing, managing and negotiating variations, claims and additional works with clients.

  • Preparing and submitting interim applications for payment in line with contractual requirements.

  • Carrying out regular site visits to monitor progress, review project requirements and support commercial decision-making.

  • Monitoring outstanding client payments and following up to maintain healthy cash flow.

  • Completing detailed quantity take-offs for structural steelwork, metal decking and cladding.

  • Compiling, submitting and negotiating client accounts through to final agreement.

  • Monitoring project costs, identifying commercial risks and opportunities, and helping protect project margins.

  • Working closely with project managers, site teams and other stakeholders to ensure commercial objectives are achieved.

  • Maintaining accurate cost records, forecasts and contractual documentation throughout the project lifecycle.

What We're Looking For

We're looking for a commercially astute Quantity Surveyor who can work independently, manage competing priorities and confidently handle the financial and contractual demands of construction projects.

Ideally, you'll have:

  • At least seven years' Quantity Surveying experience.

  • A strong background in structural steelwork, steel fabrication, specialist subcontracting or a related construction environment.

  • Experience managing projects commercially from procurement through to final account.

  • A sound understanding of construction contracts, commercial risk and cost control.

  • Proven experience managing variations, claims, payment applications and final accounts.

  • Experience procuring and managing subcontractors and negotiating commercial agreements.

  • The ability to interpret construction drawings and complete accurate quantity take-offs.

  • Strong negotiation, communication and stakeholder-management skills.

  • Good IT skills, including Microsoft Excel, Word and Outlook, alongside relevant project management or commercial software.

  • A proactive and organised approach, with the confidence to take ownership of commercial responsibilities.

  • A degree or relevant qualification in Quantity Surveying or a related discipline.

Experience within the Irish structural steelwork market would be advantageous, but candidates with relevant experience gained elsewhere in the construction industry are also encouraged to apply.

What Will Make You Successful?

You'll understand how procurement, site progress, design changes and contractual decisions affect project profitability. You'll be comfortable challenging costs, pursuing outstanding payments and negotiating commercial outcomes while maintaining positive working relationships.

You'll also be confident working alongside operational teams, recognising that strong commercial performance depends on effective coordination between the office, project teams and site.
