Quantity Surveyor & Estimator - Structural Steel
Location: Monaghan, Ireland
Salary: €40,000-€60,000, depending on experience
Job Type: Permanent, Full Time
When you understand both the numbers behind a steel project and how the work is actually delivered, you can make a real difference to its success.
We're looking for an experienced Quantity Surveyor & Estimator to join a specialist structural steel business working on large, high-profile projects across Ireland.
This is a varied commercial role covering the project from initial tender and estimating through to cost control, valuations and final account.
You'll work closely with clients, architects, consulting engineers, site teams, planners and subcontractors, giving you a broad view of both the commercial and operational side of structural steel projects.
The Role
You'll take responsibility for both estimating and commercial management, helping ensure projects are accurately priced, commercially controlled and delivered profitably.
Your responsibilities will include:
Preparing tender documentation, measurements and estimates.
Reviewing project drawings, specifications and requirements to establish accurate costs.
Preparing and submitting tender returns.
Taking responsibility for cost control across live contracts.
Preparing and submitting monthly valuations.
Monitoring project costs, value and cash flow.
Producing weekly and monthly cost-value reports for management.
Preparing monthly contract cost reports and identifying trends, risks, gains and losses.
Managing and agreeing final accounts.
Reviewing the commercial impact of variations, disruption and additional works.
Identifying commercial opportunities and communicating them to the Operations Manager.
Supporting value engineering and value management exercises.
Analysing subcontractor quotations and negotiating best value.
Preparing and issuing subcontract documentation, including Letters of Award and H&S information.
Managing subcontractor liabilities, accruals and payment notifications.
Reviewing labour allocation and plant records.
Monitoring plant programmes and associated costs.
Providing cost allowances to Site Agents and reviewing project budgets.
Ensuring subcontractor pre-appointment requirements are completed.
Obtaining and reviewing relevant subcontractor insurance and UTR information.
Negotiating supplier enquiries and quotations.
Completing tender checklists and maintaining accurate commercial records.
Attending design, site safety, cost review and project meetings.
Working closely with clients, architects, consulting engineers, site managers, supervisors and planners.
What We're Looking For
You'll ideally have a strong background in structural steel, with experience across both estimating and quantity surveying.
We're looking for someone with:
HNC, Degree or equivalent qualification in Quantity Surveying, Estimating or a related discipline.
At least 5 years' experience working for a main contractor.
A minimum of 3 years' Quantity Surveying experience.
A minimum of 3 years' estimating experience.
At least 3 years' experience working on structural steel contracts.
Experience working with commercial construction contracts.
Ideally, previous experience managing structural steel projects from tender through to completion.
Strong Microsoft Office 365 skills.
Excellent numerical and analytical ability.
Strong attention to detail.
Excellent organisational and prioritisation skills.
The ability to work independently and take ownership of your workload.
Strong communication and relationship-building skills.
A flexible and adaptable approach to working across multiple projects and priorities.
Why Consider This Role?
This isn't a role where you'll be restricted to either estimating or post-contract commercial management.
You'll have involvement across the whole commercial lifecycle, from pricing the initial opportunity through to managing costs, valuations, variations and final accounts.
That means you'll gain a genuine understanding of how structural steel projects are priced, delivered and ultimately made profitable.
You'll also work on large, high-profile projects across Ireland, giving you exposure to complex contracts and a wide range of stakeholders.
What You Can Expect
Salary of €40,000-€60,000 depending on experience.
Permanent, full-time position.
Monday-Friday working pattern.
Work across major structural steel projects nationwide.
A varied role combining estimating and quantity surveying.
Direct involvement from tender through to final account.
Regular interaction with clients, consultants, site teams and subcontractors.
Opportunities to influence estimating and commercial processes.
Site and project travel as required.
The Person We're Looking For
You may currently be working as a Quantity Surveyor, Estimator, Quantity Surveyor/Estimator, Commercial Manager or Project Quantity Surveyor within structural steel or specialist construction.
You'll be commercially minded, comfortable working with numbers and confident enough to challenge costs, negotiate with suppliers and identify opportunities to improve project performance.
Most importantly, you'll understand that successful estimating doesn't stop when a tender is won. You need to understand what happens on site and carry that commercial awareness right through to final account.
If you have strong structural steel experience and enjoy having responsibility across both estimating and commercial management, this could be an excellent opportunity.
